At Killick Guard, our work has led us across the country working on many different projects – the repair, preservation, and restoration of high-rise buildings, city landmarks, parking structures, bridges, and community development. We use state-of-the-art products and methods for restoring and preserving brick and masonry structures for years. One such project we worked on is outlined below.

The iconic design of IIM Ahmedabad, a world-renowned MBA institute, was created by the legendary American architect Louis Kahn.The complete structure is made from exposed bricks and concrete and now the many years of weather changes, pollution, and other natural causes have taken its toll on the building resulting in the following:

  • High level of efflorescence on the exposed brick surface due to capillary rise effect and surface absorption of water.
  • Algae and fungal growth.
  • Corrosion of concrete rebars over time from water ingress

To tackle the above issues, clean the façade and ensure its long-term protection, the following steps and products were used:

1.     Using Guard Remover Eco Efflorescence and Cement

This is a new generation, deep action, water-based cleaner which is safer than other acid based products available in the market. It has excellent cleaning properties, a low VOC and is a fast acting eco-friendly product that is over 70% biodegradable. It removes cement or concrete residues, scale, and efflorescence.

2.     Injecting Guard Hardener Rising Damp in areas which are affected by dampness from the base of the wall. This treatment remedies saltpetre problems and moisture by consolidating the friable substrates damaged by the intrusion of water.

3.     Applying Guard Hardener W (Water Repellent) which is a surface hardener with high protection against water. This product will treat humidity, efflorescence and saltpeter problems for a long duration of up to 10 years.

This product consolidates substrates damaged by water and damp. Its water repellent protection helps tackle deterioration caused by humidity, erosion, infiltration, acid rain, development of micro-organism and germination of parasitic vegetation, etc.

It’s a non-film forming a safe product that is colorless after application and does not change the appearance or composition of the treated surface.

We conducted site trials to test the effectiveness of the recommended products and these were very successful. Some of the exposed brick surfaces that were evaluated had been severely affected by algal/fungal growth and efflorescence.They say a picture is more eloquent than 1000 words, so I will let them tell you their own story.

Thorough cleaning with Guard Remover Eco Efflorescence and Cement using a water jet and mechanical scrubbing completely changed the look and application of Guard Hardener W helped to maintain the same. These samples done almost 3 years ago still look the same.

Our product Guard Hardener Rising damp was applied using the injection process for which holes were made at an angle in the brick wall. The Guard Hardener Rising Damp solution was poured into the holes till it comes out of the holes. This ensured complete coverage of all possible areas, and then the product was left to saturate the walls for some time.

After completing the treatment process, we have monitored the site for last three years and given below are the results for you to see and decide for yourself through pictures.

Conclusion – The treatment was found to be effective in cleaning the surfaces and stopping efflorescence problem for the exposed brickworks at the IIM An old campus. The results are visibly apparent as can be seen in the photographs shared above. Subsequently, some of the buildings have been taken up for restoration and we are proud to say that the iconic Vikram Sarabhai Library is now nearing completion.
